That figure drops to 51 if you want to live in the West Valley, making this more of a “Seller’s Market.”

If you are a first-time buyer, there are excellent loan options available. Some homes may qualify for the ExpressPath financing program with low down payments and lower closing costs. Further, FHA still has some wonderful loan products.

If you are an investor, this is an excellent time to be buying income properties. The reduced prices and low loan rates translates to better potential positive cash flow.

For those that have the talent to fix up homes that need lots of work, now is the time to buy. Most buyers are looking for property that is move-in ready or can be immediately rented. I’ve been astonished at homes that I’ve been previewing prior to showing buyers that have been trashed. A home that I might need to spend $80,000 getting it back in to shape might only need $10k or $20k for a true handyman.
