The primary development of the 7,100 acre Sun City West community here in Arizona occured between 1978 and 1998 with the creation of 16,900 homes, 4 recreation centers, 7 18-hole golf courses and 2 country club courses, numerous churches, banks, and shopping centers.  This active seniors community offers biking and walking paths, tennis courts, handball, racquetball, whisper ball, pickle ball, platform tennis, golf, bowling, over 100 clubs, workout facilities, and much more.  The numerous free concerts are fun, movie night at the theater is $2.00, and other functions are available at reasonable costs.  This really is a self-contained community and the residents are friendly.  Feel free to contact me when you are ready to buy or sell a home in Sun City West, Arizona!

As of today (4/24/13), there are 340 Active properties available in Sun City  West; 101 of which are priced at $150k or less.  Of those, only 29 are at least 2 BR and 1.75 baths.  This is a drop from 405 properties (apartment style, gemini home, patio home, or single family detached) that were available about two weeks ago.  Last summer we were fluctuating between 150 - 200 homes and it looks like we're headed for a similar trend.  As the number of homes decreases, it is likely that prices will increase (due to the law of supply and demand).  Many people held off listing their homes in anticipation of the arrival of our wonderful snowbirds.  For move-in ready homes, it may have worked well for them.  For others, you will now find properties that have been on the market for several months and have dropped their price in hopes of catching the last of the snowbirds.

Since I live in Sun City West, I want to give you some statistics on the real estate market in this community. There were 1415 homes that closed successfully in 2012, which is the most closed transactions since I began monitoring the information as of 2005. As of this morning, we had 77 transactions close; 38 of which closed at less than $150,000 (8 were less than $100k). The highest priced closing this year was for a home in the gated portion of Sun City West known as Corte Bella for $540k. If you take Corte Bella out of the equation, a 2,550 s.f. golf course lot home in Sun City West closed for $365k. We currently have 411 Active homes available (340 of which are single family detached, 8 patio homes, 27 apartment/flat homes, and 36 gemini/twin homes). There are 18 homes Under Contract-Backup, and 141 homes in pending. As an active senior, I continue to feel blessed to be living in a community that offers most of the things I like best.  Golf, racquetball, swimming, bike riding, platform tennis, and wonderful neighbors.  This self-contained community has a multitude of restaurants and businesses within, contributing to why many people use their golf carts instead of cars most of the time.  Many stores offer senior discount days (which the frugal me appreciates).  Granted, we don't have a casino (but we do have buses that will take you to most of them) or snow (which you can go north to visit if you really miss it).  But it really is a great life here.  Let me show you an affordable home.

As I attempt to become more settled in my community, I continue to be impressed with the fabulous features of Sun City West.  I'm enjoying the racquetball, golf, swimming, bike riding, and wonderful neighbors while adding new experiences to my journey.  I've recently tried something called "Platform Tennis" which was apparently started on the East Coast by avid tennis players that wanted to be able to play tennis in the winter.  Our community is one of the few places with these courts available on the West Coast.  This Friday I'm joining a new friend at Briarwood Country Club for an event hosted by the Boomers group.  SCW has a group for pretty much any interest a person might have (and if not, get 5 more people interested and you can start the group yourself).  What a great place for active seniors to live!

As of 5/22/12 in all of Maricopa County there are only 9,910 Active listings, 6,721 Active With Contingencies, 11,081 Pending, and 29,968 Single Family Dwellings (SFD) have closed this year.  Of the Active listings available, 1,293 are listed at a price of $125,000 or less and only 482 of these are 3 bedroom, 2 bath, and 2 car garage homes (322G).

If you are looking for a 322G SFD home priced at $125k or less in Surprise, you currently have 22 to choose from.  There are 31 in Glendale, 12 in El Mirage, 14 in Peoria, 20 in Avondale, 41 in Buckeye, 8 in Goodyear, and 9 in Tolleson.  There are only 9 in Sun City and 1 in Sun City West due primarily to the fact that most homes in those communities are only 2 bedroom.  When I change the perimeters to a 222G, there are 65 available in Sun City and 25 in Sun City West.

This “Seller’s Market” that we are currently experiencing in the Phoenix Westside area is creating a dilemma that is a little frightening. Are we doomed to repeat the mistakes of the past (2004, 2005, and early 2006)? We have flippers making 30%+ returns in 60 days and properties not appraising for the Purchase Contract prices. I’m all for investors buying properties, fixing them up, and making a profit. I just think we need to keep the “greed factor” in check.

In preparation for showing property to a client in Scottsdale yesterday I was given the wonderful opportunity to reiterate some of the advantages of using a Realtor.  The clients contacted me wanting to see properties they found listed on the internet.  When I went in to the Multiple Listing Service I found that these properties were already under contract.  There are certain areas here in the West Valley area of Phoenix that are experiencing a repeat of the 2004 surge of Investors, which makes the lower priced homes on market go quickly into escrow.

A Realtor (R) can save you time by showing you properties that actually are still available, let you know if it's a flip home (where the investor recently purchased it and it could create financing challenges), and help you make educated decisions by introducing you to professionals that can advise you regarding any pitfalls that might be associated with the property.  Knowledge is power!  Let Kathleen Lewek help you make an informed decision when buying or selling property in the West Valley area of Phoenix.
